How Approval Works at Gladewood Commons

Management reviews all applications and gets back to you within 2–3 business days once your ID, proof of income, and references are submitted. No algorithm screens you out, and there’s no automatic rejection based on a credit score.

The income rule

Your verifiable monthly income or funding needs to be at least twice the monthly rent for the room you’re applying for. We add all your sources together, and every applicant is held to the same screening criteria.

Every one of these counts the same way, alone or combined:

  • Wages from a job
  • Retirement income
  • SSI or SSDI
  • VA disability
  • Housing vouchers
  • Agency subsidies

Using a voucher for a room in a shared house also depends on your local housing authority’s rules, so ask us and your housing authority early. Read how vouchers and Fair Market Rent work.

What to have ready

  • Government-issued ID.
  • Proof of income or subsidy. This can be recent pay stubs, a benefits letter, or a voucher or subsidy award letter.
  • References. The 2–3 business day clock starts once all three are submitted.

After you’re approved

To move in, you’ll need:

  • A signed lease and Community Living Agreement
  • Your first month’s rent
  • A security deposit equal to one month’s rent

Utilities, fiber Wi-Fi, and laundry will already be on before you arrive, so there’s nothing to set up.

If you don’t meet a criterion

A qualified guarantor can back your application. That can be a family member, a friend, or the agency or program that works with you. The option is the same for every applicant.

Questions about your history

If you’re worried about something in your rental, credit, or background history, ask us directly instead of guessing. One of our team members will talk it through with you. We won’t answer those questions with a form letter.
